I love this time of year because it gives us a chance to take a moment and outwardly express what we're truly thankful for. Today, I'm thankful for my health. My wife and I have recently participated in gastric bypass surgery. I've lost 60 pounds in a matter of 40 days - by the time you read this, it will probably be more. 

We took this step so we could start looking long term. We want to be healthy enough to spend as much time as possible with our beautiful 16-month-old daughter. By losing weight, we will be able to go on roller coasters and do other fun things with her as she grows up.

I'm also thankful for you! Our clients are the lifeblood of our business. The referrals you send our way provides us the chance to get better with each transaction, so we can be as helpful as possible to your friends and families.

Hey everyone, I hope you all are doing well. In the spirit of the season, I thought I would share with you what I am thankful for this year.

Of course I am thankful for my beautiful wife, Sarah, and our 18-month old baby girl, Ava, but another thing I am thankful for is my health. 

In case you haven't heard already, not too long ago I underwent gastric bypass surgery. It's been a long road, but I am happy to report that in the months since I have had the surgery, I've lost nearly 50 pounds!

My office has also rallied behind me by participating in a "Biggest Loser" event. Our team has lost a collective total of 100 pounds so far, not including my 50. 

My wife is joining me in getting healthy as well for our baby girl. We want to be there long-term in our daughter's life and be able to play with her and be active with her as she grows. I am very thankful for my health and very excited for what the future brings. 

I'm thankful for all of you as well. All of our clients, past clients, friends, colleagues, and other supporters. We challenge you to think about who or what you are thankful for in your life and what motivates you every day.

Halloween Tips and Tricks

 Halloween and trick-or-treating are right around the corner! We just wanted to stop by and say hi, and also give you some tips and tricks for the season so you can have the best Halloween possible. Here are a few tips and tricks we think you should be aware of as All Hallow's Eve looms closer:
  • Make sure your yard is clear of any trip hazards, you will have a lot of visitors running through it!
  • Be stocked up on candy, you don't want to run out
  • Keep an eye on your pets when answering the door. You don't want them to run away.
Another thing we want to mention is that we are having a costume contest this year. Send us a picture of you and/or your kids in your best costume! The winner will be featured in our next newsletter. To enter, just email info@jeffcookrealestate.com with your picture.  So we just got done with our VIP event at the Riverdogs game, and  was it an awesome time. We all had a blast and hope you did as well. Thank you all so much for making the event a success. In fact, we had so much fun that we have decided to do another fun event before the summer gets away from us. 

We are going to have a barbecue! On August 17 at Wannamaker Park, we will be having a bbq to show our appreciation for all the wonderful people you have sent our way to buy and sell homes. Can you Trust Zillow and Trulia?


Trulia, Zillow and other real estate websites are exploding in popularity because they are convenient and easy tools to use. However, I want to raise some concerns over these websites because despite their ease of use and acclaim, they may be hindering your effort to find homes to buy or sell. What's more important is that they could be costing you time and effort...

I have a lot of clients here in Charleston that use Zillow's home value estimation tool - the 'Zestimate'. I would like to tell you that this tool is wildly inaccurate and that you are always much better off by simply using your local Realtor. Only a real estate professional like myself can give you an accurate price for your home because I take into account all of the nuances in our local market. Zillow will cause you to leave money on the table, and their estimate does not take into account a variety of factors such as your location and condition of your home.

In our own study we concluded that we sold 85% of our homes for more money than the Zestimate tool suggested, and that on average we sold a home for $7,800 more than a suggested sale price on Zillow. When you rely on Zillow or other online agencies, you could be leaving thousands of dollars on the table when you sell your home.

We sell a lot of homes here in Charleston, and we would love to sell yours in the shortest amount of time possible and also for the highest price possible. We have proven marketing and negotiation strategies that put you in the best position possible.

Charleston Real Estate Market Update for June 2014


Welcome to my Charleston real estate video blog. I'll be updating you twice a month with important market data in order for you to make more informed decisions in regards to real estate. Today I will be going over what is currently happening in our local market.
  • Home sales have increased by 2.3%
    • There have been 1,094 homes sold so far this year. This is an increase from last year, and shows some needed improvement.
  • Over 2,000 more homes have come onto the market. This means that 1 out of every 2 homes on the market is selling. This is good for the Charleston market, but it still tells me that you need a professional to help sell your home. 
This means that if you're trying to sell your home that you will need the help of a capable agent such as myself. We have proven, repeatable systems in place that can help to sell your home.
